Key holder & local contact

A trusted local key holder
while you are out of state.

Someone has to let the air conditioning technician in, sign for the delivery, and be the local name on the file. When your home is in Southwest Florida and you are not, that person is Steven Makepeace.

Steven personally performs every visit. NHWA Accredited. Certified. Bonded & Insured.

The role

What a key holder is for.

Owning a home in Southwest Florida from a thousand miles away runs into the same wall over and over: the appointment needs a person. A repair has to be let in. A delivery has to be received. A building manager needs a local contact on file. The alternative — mailing a key to a neighbour, hiding one outside, or flying down for an afternoon — is not really an alternative.

Steven holds access to your home as an accredited, bonded and insured professional, and uses it only on your instruction. Every entry is documented and confirmed to you.

In practice

What Steven handles.

  • Contractor and vendor access

Steven meets the trade at the property, lets them in, stays as your representative and re-secures the home when they leave.

  • Deliveries and installations

Appliance delivery, furniture, service calls — someone is there so the appointment does not need you in Florida.

  • One-time property check

A single, thorough walk-through during a longer trip, with the same documented protocol as a recurring visit and no monthly plan required.

  • Mail and packages

Accumulated mail and parcels retrieved and secured, so an empty house does not look like one.

  • Local point of contact

A named local person your HOA, building management, alarm company or neighbour can reach when you cannot be reached quickly.

  • Guest and family arrivals

The home checked and unlocked ahead of an arrival, then secured again after a departure.

  • Access handled properly

Keys, codes and access details are held by an NHWA-accredited, bonded and insured business — not left under a mat or texted to a stranger.

  • Written confirmation

Every visit is documented and confirmed, including who entered the property and when.

One visit or many

A single check, or an ongoing watch.

A one-time key holder visit is the right call for an extended trip: one thorough documented walk-through, no monthly commitment. If you are leaving for the season, recurring weekly or bi-weekly home watch covers the same ground on a schedule — and many owners combine the two, keeping a recurring plan while Steven also handles access for the trades.

Either way you are dealing with one person. Steven personally performs every visit, and you have his direct number.

Questions homeowners ask

Straight answers.

What does a key holder actually do?
A key holder is your trusted local representative. Steven holds access to your Southwest Florida home and uses it on your instruction — to let in a contractor, receive a delivery, check the property once during a trip, or respond when someone needs to get inside.
Can Steven provide contractor access while I am away?
Yes. He meets the contractor or vendor at the property, provides access, remains as your representative during the appointment and re-secures the home afterwards.
Can I hire someone for just one home watch visit?
Yes. A one-time key holder visit is a single thorough walk-through, following the same documented protocol as a recurring visit. No monthly plan is required.
Can you be my local contact in Florida?
That is exactly the role. Owners out of state give Steven's number to their HOA, building management or alarm company so there is a real local person to call.
How is access to my home protected?
Home Watch Solutions SWFL is bonded, fully insured and an accredited member of the National Home Watch Association, with annual re-vetting and background checks. Steven personally holds and uses access — nobody else.
